EXTERIOR CONSIDERATIONS:
  • Siting – Bylaws changed since this 1992 home was built.  We obtained a variance to do the kitchen bump out and a variance for the original siting so that house could be re-built with same setback
  • Low maintenance materials: aluminum railing, facia and soffit, Vinyl and ACQ decking, James Hardie siding and Smart trims
  • Bigger, more functional outdoor spaces.
 
INTERIOR CONSIDERATIONS:
  • Opened the great room by swapping the location of the kitchen and dining room.
  • Re-jigged the master bedroom so the bed was looking straight out to the lake
  • Converted the second bedroom to an ensuite and walk in closet
  • Added a bump out to accommodate a closet in the main entry
  • Kitchen is enveloped in windows, so the cook can see visitors approaching the house and interact with guests on the deck.
 
BUDGET CONSIDERATIONS:
  • Recreational property for a retired couple
  • Modest materials to keep the budget down
  • We kept the basement floor plan intact except for adding a storage closet where it made sense to close off a second entry to the family room.  We used an old door from upstairs for this new closet.
  • We re-purposed a garden door to the man cave/screened porch
