EXTERIOR CONSIDERATIONS:
  • Siting – this is an old narrow lot with maximum coverage of 40% so it made sense to build up.
  • Beautiful views to the south (back) so it was essential to design a covered deck but still allow winter light to penetrate the great room and allow large windows for the second story master bedroom to take in the same view.
  • Low maintenance materials: aluminum railing, facia and soffit, concrete decking, James Hardie siding and Smart trims
 
INTERIOR CONSIDERATIONS:
  • The main floor den was designed to later be converted into a bedroom and the powder room to eventually get a full-size shower.
 
BUDGET CONSIDERATIONS:
  • Downsizing retirement home.  We re purposed old doors, hardware, brick and paneling from the original house not just for budget reasons but for sentimental reasons
