EXTERIOR CONSIDERATIONS:
  • Used maximum building envelope width. Tight side yard setbacks meant minimum vented overhangs. Bump outs required obtaining a variance and noncombustible siding materials.
  • Low maintenance materials: aluminum railing, facia and soffit, Composite Decking, James Hardie Siding and Smart trims.
 
INTERIOR CONSIDERATIONS:
  • Efficient floor plans for 1000 sf Second floor two-bedroom unit.  Included laundry with storage, pantry closet, view windows overlooking the creek.  Built in dining bench to save space.
  • 500 sf main floor studio unit.  Built in wardrobes, stacking washer & dryer, dining peninsula, built in TV nook. Windows located for maximum light and privacy
 
BUDGET CONSIDERATIONS:
  • Rental property so durable low maintenance materials that were easy on the budget, sound insulation where needed, careful planning of heat runs and water lines through the garage ceiling to minimize extra costs in insulation and framing.
  • Separate ducting per unit meant tow HRV’s and separate heating systems.
